Holistica Aruba Property Management & Services provides support for all stages of relationships between Associations and Unit Owners.

A committed on-call Property Manager is prepared to handle property management services. With scheduled on-location presence answer questions or concerns.

Prior to Board Meetings, agendas are organized and presentations of reports by the Property Manager with financial updates.

As an intermediary, the Property Manager takes care of communication between the Board/Association, Insurance Agents, Adjusters And Attorneys.


The Property Manager Role


The Property Manager integrates with the Board/Association to define goals, recommend plans, and execution of strategies. Organize, lead & implement projects, and oversee results.

  • Assists and enforces the Association’s policies, rules, and regulations.
  • Provides feedback on urgent matters to the board and collaborate to solve them.
  • Responds typically within 2 business hours to all owner and resident questions.
  • Maintain a unit roster (Lessee roster if applicable).
  • Records of correspondence.
  • Initiate correspondence with Owners/Residents to offer vendor referrals to owners (if necessary).

For Associations this includes:


Maintenance & Repair


The Property Manager facilitates maintenance & repair through 24-hour emergency telephone coverage and manages daily needs, such as:

  • To oversee staff & vendors,
  • Create and implement a “Building Maintenance & Landscaping Plan”.
  • Inspect grounds & common areas bi-weekly.
  • Issue “Inspection Reports”.

Service Bidding


Some services require open and competitive bidding like insurance, landscaping, maintenance, and capital improvements. The Property Manager oversees the bidding process to guarantee transparency and equity by:

  • Determining the scope of the work.
  • Initiating timely requests for proposals.
  • Contacting vendors to qualify their capabilities & understanding of the project.
  • Evaluating & presenting proposals.
  • Giving recommendations to the board.
  • Notifying vendors of approval or rejection.

Vendor Relations


The Property Manager nurtures all aspects of vendor relations through:

  • Developing contracts
  • Containing costs
  • Ensuring quality workmanship
  • Delivering On-Time completion

This to ensure high performance, resolve conflicts and enforce corrective action.

Condo Fees


Holistica Aruba Property Management & Services make sure to:

  • collect and deposit association/condominium fees in an exclusive bank account.
  • Issue monthly statements to neglectful owners.
  • Track legal options for owners with overdue payments.

Annual Budget & Reserves


Holistica Aruba collaborates with the Board on an annual budget and presents monthly reports.

  • Invoices are paid through a pre-arranged approval process
  • Reserves are maintained and monitored for long term capital improvements
  • An association-paid study is available upon bard request to analyze individual items and project expected lifetime
