Property Maintenance
Emergency Response: Holistica Aruba is the intermediary between Private Home Owner and Tenant, to avoid confusion, all requests by tenants are first handled by Holistica and must be approved by owner. The team is on call 24/7 and ready to serve.
Preventative Maintenance: Holistica Aruba Property Management and services does quarterly check-ups on the status of the property and notes any changes to the Move-In Report. This to avoid future headaches and unnecessary costs. For routine needs, the team provides an assessment and fixes what is needed. The tenant is advised if it affects their security deposit. For larger foreseeable problems the homeowner is consulted upon.
Financial Management
Implementing an annual lease for renting a private home is standard, the necessary rental paperwork is done and completed by Holistica Aruba and includes a Zero Tolerance Agreement for late payments (with penalties) and collects the rent each month.
The Management Fee is calculated as a percent of rent and is deducted from the monthly rent together with all relevant maintenance costs covered by Holistica. The remaining funds are deposited directly to the homeowners account with a report for overview
